Front steps in Findlay Creek

Findlay Creek's first houses were finished in 2003, once services came down Bank Street. Many of its original steps now have 15 to 20 or more winters behind them, which puts them at the repair-or-replace stage.

A Leitrim community that started in 2003

Findlay Creek sits in Leitrim, and for a long time it was more of a debate than a neighbourhood. Next to it lies the Leitrim Wetland, designated a Class 1 Provincially Significant Wetland in 1989, and development beside it was argued over for years. The other obstacle was servicing. Once services were extended down Bank Street, building could begin, and the first houses in Findlay Creek Village were completed in 2003.

Since then the community has filled in around its parks and the protected wetland on its edge. Community association events gather at Bert Dowler Park and Diamond Jubilee Park, and the wetland gives the place a greener boundary than most new suburbs get.

That short history makes Findlay Creek easy to read from a front-step point of view. The homes date from 2003 onward, so many of the original precast and poured steps have now seen somewhere between 15 and 20 or more Ottawa winters. They aren’t the oldest steps in the city. They are at the age where small problems either get dealt with or quietly grow.

The middle years of a builder entrance

Steps at this stage are rarely crumbling. More often they’re showing the first signs that something has changed, and the right call depends on which sign it is:

  • Light scaling on the treads. A thin layer of surface concrete flakes away, usually starting at the nosings where shovels and salt hit hardest. On sound concrete, this is the classic case for concrete repair or a quartz coating, which renews the surface and adds slip resistance without a tear-out.
  • A small gap at the foundation wall. When the base under a set compacts or settles, the steps lean away from the house. Ottawa’s Leda clay can keep settling for years after construction. A gap that grows each spring is a base problem, and the long-term fix is new steps on a properly excavated and compacted base.
  • Hairline cracks and rust spots. Fine cracks aren’t always serious, but rust staining means water and salt have reached the steel inside. It’s worth a look before another winter goes through it.

This is also the stage where an honest assessment saves money. Catching surface wear early can buy years; replacing a set too soon wastes good concrete. The repair-or-replace quiz is built for exactly this question.

Grading, drainage and the lot you have

Living beside a protected wetland is a reminder that water on every lot is meant to go somewhere specific. Under City of Ottawa rules, you may not change the grading of your property: work has to follow the approved drainage pattern and can’t send water onto your neighbours. New steps and landings are built to suit the existing grade, sloped to shed water away from the house and the foundation wall.

Part of most front yards is also City right of way, and it can be wider than it looks. Steps at or below first-floor level can project into the front yard but must stay at least 0.6 m from the lot line. Before any digging, we arrange a free public utility locate, which the law requires even for work with a hand shovel.

Options for a Findlay Creek entrance

Precast is the straightforward replacement for most builder entrances. The new precast concrete steps fit the existing footprint and door sill and go in with a single visit.

Poured concrete gives you room to change the design, whether that’s a wider set, a deeper landing or a covered front porch with steps poured together. See poured concrete steps.

Interlock ties in with an interlock driveway or walkway; see interlock steps. Wood and composite suit side doors and back entrances; see wood steps.

If the new set has more than three risers, it needs a handrail between 865 and 1070 mm, and any landing more than 600 mm above the ground beside it needs a guard. We quote railings with the steps.

Built for the next twenty winters

New steps get the mix the standards call for. Exterior steps fall under CSA exposure class C-2: 32 MPa at 28 days, 5–8 % entrained air and a water-cement ratio no higher than 0.45. Concrete steps with one or two risers may sit on grade; taller sets need support down to a foundation under the Ontario Building Code.

The first winter matters too. New concrete shouldn’t get any de-icing salt in its first season, so use sand for grip. After that, plain rock salt used lightly is far gentler than calcium or magnesium chloride. Everything you need is on the first-winter care card we leave at the walkthrough.

How Findlay Creek was built — and what that means for its steps

  1. 1989

The Leitrim Wetland is designated a Class 1 Provincially Significant Wetland, setting up a long debate over development next to it.

  2. 2003

Services are extended down Bank Street and the first houses in Findlay Creek Village are completed. The oldest builder steps in the community date from here.

  3. 2000s–2010s

The community fills in street by street. Steps from these years are likely somewhere between mid-life and their first real repair.

  4. Today

Many original precast and poured steps have 15 to 20 or more winters behind them, the age when early wear is still worth catching.

FAQ

Front steps in Findlay Creek: FAQ

How much do new front steps cost in Findlay Creek?

Findlay Creek follows the Ottawa-wide ballparks: about $1,800–$4,500 for precast steps including removal, and $2,500–$6,000 for poured concrete, before railings. Repairs and coatings cost less when the concrete is sound. The estimator prices your own design.

Our steps are about 20 years old. Repair or replace?

At this age it often goes either way. Surface scaling on solid concrete can be repaired or coated; steps that have tilted, sunk or opened a gap at the house usually need replacing. The repair-or-replace quiz gives you an honest first read before the site visit.

Does living near the Leitrim Wetland affect a step project?

Your front steps sit on your own lot, so the usual City rules apply: a building permit where one is required, and no changes to the lot's approved grading and drainage. If your lot backs onto the wetland or you're planning more than an entrance, check with the City first. See permits for front steps.

Can you add a railing to our existing steps?

Usually, if the concrete is sound enough to anchor into. Exterior steps with more than three risers need a handrail between 865 and 1070 mm high under the Ontario Building Code. If the steps are close to replacement, it's better to fit new railings to the new set.
